I received an e-mail from a member asking about whether anyone has had experience with firms that work with Associations to allow them to get LED lights for the entire building and pay back the cost of the lights with a percentage of the savings they produce. They need a lot of lights and that would mean a very large expenditure. The thought was that there would be no up-front costs to the Association.
So I sent out a "member needs assistance" blast and got some interesting responses. One firm, ECS Business Services, gave us a great deal of information about the utility audits they do that are paid for by real dollar savings on cost recovery and cost saving methods. If they don't save anything, there's no fee. Robert Garza, of Garza Contractors described his company's system of designing LED lighting systems to fit each Association. There's no money paid up front, and the percentage of savings split is negotiated in a contract.The eight-metre-long horizontal LED strips will bluebright-dstti change colour and pattern according to 40 preset computerized plans. He says that LED lighting can give up to a 70% reduction in the total cost of the part of the current electric bill that is the result of the cost of lighting. The bulbs can last up to 50,000 hours, are maintenance free and don't require ballast change outs. He says the savings are guaranteed.
One Association thought it would be best to change out light bulbs as soon as feasible and wondered whether any company would offer such a plan. He too advised that LED bulbs can last more than 25 years and pay for themselves in savings in about a year.
Technology is changing at light speed, pun intended, and businesses are constantly trying to keep up with those changes and the needs of the public.
