Fish Tales, marina now solar powered

Last month, Bahia Marina invested $100,000 in a full array of roof-mounted solar panels, making them the first business in Ocean City to operate a net meter that generates revenue from production of on-site energy. 

The marina and adjacent Fish Tales restaurant and bar have high-consumption freezers and walk-in refrigerators, air conditioning and boat docks. With the solar panels, Harman expects to cut his power bill by 20 percent, and hopes to pay off his investment in three and a half years. He also will recoup roughly 50 percent of the cost through state and federal tax breaks and grants. 

They can sell back their excess energy for a quarterly payment through an energy broker. Any extra juice goes back to the grid to the tune of $170 to $200 for every 1,000 kilowatt hours of power, though that price fluctuates on the energy market.

"For five months, I'm getting back more than I'm producing," he said. Bahia Marina worked with Ocean City-based Ultra Solar & Wind Solutions LLC, to get their solar panels.

Panco said his company deals with business owners and property owners to analyze their electric bill, and shows them what their real estate could harness for them, in a 25-year cash flow projection. 

"These businesses have tremendous electrical usage here in Ocean City," he said. Businesses benefit from a 30-percent federal tax break on the cost of the installation. 

"You might have a sticker shock," Panco said. "But he's saving a couple thousand dollars a year. Plus he's going to produce energy, sell that, and get paid for it. By the end of year one, he should have recovered a lot back." 

One of the reasons Harman is excited for the project is that he wants to run an environmentally friendly operation."We walk the walk on the green thing, we don't talk the talk," he said. 

Denver is getting greener. No, they aren't improving their landscaping and planting more trees and shrubs. Instead, more and more solar panels are popping up on buildings and homes around the town. The solar panels will generate over 76,000 kilowatt hours annually. Greenbox estimates that the storage panels will eliminate over 180,000 pounds of carbon dioxide from the atmosphere each year. This breaks down to a savings of 20 pounds of emissions per month per self storage unit.

Messy closets meet match

Tim Stauffer says people are always coming out of the closet to him – about their messy closets. “Every single day, somebody calls and they have a (closet) space that’s not working for them,” says Stauffer, owner of Closet Tamers in Fort Wayne. 

“People have a tendency to start out by apologizing about the mess. … I try to reassure them there’s no apology necessary. Who else would you want to see your mess than the person who is going to help you organize it?” 

Yes, area organizing experts say, closets tend to be homeowners’ messy little secrets – the last places to get any attention in many homes. 

But with an expanding repertoire of organizing options – and we’re not just talking plastic garment bags and see-through shoeboxes here – people are finding that it just might be time to update. After all, how workable can that typical reach-in with a single wooden dowel rod topped by a warped shelf be? 

John Ross, president of Closet Concepts in Fort Wayne, says closets that function well are as important to a home as an efficiently laid-out kitchen. 

A closet is “something you use every day,” he says. “It’s probably the first thing you use in the morning and the last thing at night. … You want it to work for you.” 

Professional closet organizers say it’s easily possible to double the amount of usable storage in a typical bedroom reach-in closet with a few organizing accessories. 

Especially useful is a dual-rod system, which allows shorter clothing such as slacks and shirts to be hung on top of each other. In children’s closets, sometimes three or even four rods can be installed – hanging clothing in just a foot or two of space. 

Then there are multiple-garment hangers that store clothes vertically; built-in shelving with boxes or baskets; in-closet chests of drawers; and valet systems for shoes, ties, belts and scarves. 

For those who want even more customized features, Stauffer shows off lined and compartmentalized jewelry drawers; a pull-out laundry hamper with a removable wire basket; an ironing board that swings out from a free-standing chest of drawers; and motion-sensitive LED lighting above a clothes rack.

As new construction becomes pricier and builders downscale to keep houses affordable, many homebuyers are trading smaller-sized bedrooms and bulky dressers and armoires for larger closets, Stauffer says. But without the built-in organizational elements, he notes, these closets can easily become giant black holes. 

“Contemporary design is little more minimalistic, a little sleeker,” Stauffer says. “People are saying ‘I don’t need all these dressers just to hold my clothes. A typical master-bedroom reach-in closet can be redone for $300 to $500 for a wire rack system, he says; one with wood shelves and/or drawers costs about $500 to $800. Those systems, he says, tend to add more resale value. 

The redo typically can be done in a day, provided that the homeowner has the space empty and ready, Ross says. Certified professional organizer Emily Fitzgerald of Fort Wayne says some closet problems can be solved with a minimum of changes.

Holland Tunnel getting environmentally friendly LED lighting

The Holland Tunnel will be lit in a brighter, more environmentally friendly way, now that the Hudson River crossing is being equipped with LED lighting, the Port Authority of New York and New Jersey said this morning.

The new lights are projected to save the agency $250,000 a year, while making the tunnel’s interior brighter. 

Driving through the tunnel costs $10.25 for E-ZPass subscribers and $13 for cash customers, after the second increment of a multiphase Port Authority toll hike took effect in December.

The job is expected to be completed this fall. 

From its early use largely as instrument lighting, LEDs have become increasingly popular in automobile headlights, room lights and street lights. But Morel cautioned that LED systems are more sophisticated than other forms of lighting, and require more care in their design. Instead, Tittel said, the Port Authority should bring back off-peak toll discounts, a benefit aimed at curbing congestion and idling-related emissions that was eliminated under a record toll hike in 2011. Tittel said the Port Authority lost an opportunity to take cars off the road by raising PATH fares at the same time it hiked tolls. 

The Port Authority announced in September 2007 that it would install LED lighting at the Holland Tunnel and the George Washington Bridge over the next year, with similar plans for its other crossings. 

But, the agency said in a statement today, “Cost effective LED lighting technology that met the Illuminating Engineering Society’s lighting standards was not available in 2008. Recent breakthroughs in LED lighting technologies have allowed the Port Authority to meet its dual objectives of improved lighting in the tunnel and environmental benefits.” 

The Port Authority put the price of installation at $546,000, which would be recouped in about two years under the projected energy savings.
