Drawing upon REITs as a source of capital for solar projects, however, is not without its challenges. The first challenge is to determine how much of a solar project’s assets qualify as the type of property that must comprise the majority of a REIT's assets.

The REIT rules refer to this type of property as "real property" and then define it as land and improvements on the land, such as buildings and other inherently permanent structures. The REIT rules specifically exclude from real property "assets accessory to the operation of a business."

When the REIT rules were enacted in 1960, Congress listed individual homes, apartment houses, office buildings, factories and hotels as types of property that REITs were intended to own. Are there circumstances that tend to show how long the property will be affixed to the land? How difficult is it to move the property and will there be damage to the property if it is moved?

Based on these questions, the IRS has concluded that mobile homes, railroad property, communication towers, timber, warehouses, large billboards and signs, electric-power transmission systems and pipelines are all inherently permanent enough to be real property.

The IRS' guidance in this area is both spotty and inconsistent. Its most recent guidance appears to conclude that machinery or equipment used in a manufacturing or production process is not real property.

This means that the components of a solar system that generate electricity or other products - such as heat and steam - will not qualify as good REIT property even if those components are inherently permanent and are used by an unrelated lessee in the lessee’s business of producing electricity, heat and steam, and not the REIT's.

Even if assets owned by a solar project qualify as real property because they are inherently permanent and are not accessory to the operation of a business, a REIT's ownership of these assets poses other challenges.

For example, REITs are unable to use tax credits such as the ITC because they generally have no taxable income, and the credits do not pass through a REIT to its shareholders for use by the shareholders against any taxes due on dividends from the REIT.

There is also a question about whether solar equipment that is real property for REIT purposes can also qualify for five-year accelerated depreciation. Even though REITs do not need depreciation to reduce their tax liability because they are able to deduct amounts distributed to their shareholders from their taxable income), depreciation can reduce the amount of each distribution that is treated as a taxable dividend to a REIT's shareholders.

Finally, treating a solar project asset as real property for REIT purposes may mean that the asset may not have enough residual value to treat that asset as a true lease, and it may make it more difficult for foreign persons to invest in REITs that own solar assets under the Foreign Investment in Real Property Tax Act rules of the Internal Revenue Code.

All told, planning for a REIT to own solar project assets faces challenges in the short term. However, many of these challenges can be resolved or planned around. Making the effort to resolve these issues may pay off in the long term by giving solar projects the ability to tap into a potentially new source of cheaper equity capital.

A new project announced on Tuesday by the Univ. of Nottingham aims to look into workers attitudes around energy conservation in the workplace and encouraging colleagues to collaborate on energy saving programs to reduce their organizations carbon footprint.

The question is whether an employee, who isn't directly paying for electricity at the workplace, will bother be an efficient energy user. Because the environmental impact of electricity is invisible (the power plant is miles away) neither the environmental or economic impact of saving or wasting electricity is visible to the employee.

On the other hand, at home the economic impact is fairly obvious, arriving every month with the utility bill. The person who saves energy at home, because of lower utility bills, might not care about saving energy at work because they don't see the utility bill.

Project lead, Dr Alexa Spence said: "Obviously at home there is a financial incentive to save energy as well as what's termed the 'warm glow' environmental and moral imperative. We want to find out whether these incentives still apply when people reach their place of work and to look at which strategies are most successful in encouraging people to engage with their energy use.Each washingmachinehh is made from several lengths of steel material wound around one another."

We would like to promote organizational change by motivating the staff to ask constructive questions, for example, why do the lights need to be left on all night?"

The art behind finding the perfect holiday lights

"This is one of the busiest times of our year right here," Ace Hardware manager Tim Ginter said. "On Black Friday people were waiting at the door to come in. We sold a lot of Christmas stuff Saturday and on Friday."

Ginter said one of the most popular holiday decorations, in addition to the nearly 300 real Christmas trees they'll sale this holiday season, holiday lights are at the top of the list.

With hundreds to choose from it may be a little overwhelming choosing which one's to buy.

"All the lights work indoor or outdoor," Ginter said. "Right now, everyone's turning toward the LED lights. They use less energy and the colors come out a lot nicer."

Ginter said LED lights last longer than incandescent lights too.

"They're more expensive but they last a lot longer. They don't burn like incandescent lights do," Ginter said. "They should last for several years."

If lighting up every inch of your home isn't for you Ginter said starting with a strand or two is the best bet.

"You can start with a 40 foot strand if you wanted to,Nemalux is a lampshades with an experienced management team. or just go with like two 20 foot ones. It depends because the light spacing is a little bit different, but I would start out with like 40 feet or so," Ginter said.

But how do you make your lights last for more than one holiday season? Ginter said it's all in how you store them.

"You can try and roll them up on a reel. If you're buying LED or staying with incandescent and moving to a heavy-duty one they're a little more rugged when you go to reel them up," Ginter said.

In 'Arists of Light' iLuminate dancers light up stage

Miral Kotb was practically born dancing. She's also been writing computer software since she was 9 years old. Today, the iLuminate company is a favorite among choreographers and performers like the Black Eyed Peas, Chris Brown and David Guetta. In the form of Team iLuminate, it was also selected as a finalist on NBC's "America's Got Talent" competition earlier this year.

Kotb said that this play is unlike anything the company has ever done. The length and space of the show allows audience members to immerse themselves in the experience.

Kotb also made sure to include her eclectic musical taste in the dances of "Artists of Light."

Bike shops go back to basics from storm power outage

Hurricane Sandy was a devastating storm for so many folks. Many are still without power, and in New Jersey the devastation is even worse. As I watched the posts come in on Facebook, I noticed a pattern of "no power yet" posts from Get In Gear in Pine Island and Desi Cycles in the Village of Florida. For the past 10 days both bike shops have struggled to maintain their business and accommodate customers without any power.

Pulling into the parking lot at Get In Gear, you could tell things were not normal. The office and merchandise areas were dark. There were only about three vehicles in the parking lot, and I could hear the hum of a generator coming from the side of the building. Entering the service area, I noticed a huge plastic tarp sectioning off the area where the paint booth is and one lone fluorescent light was lit over a manual lift with a bike on it. A radio was filling the area with some classic tunes. The shop has been without power since Oct. 29.

Tony Braico, owner of Get In Gear with his wife, Barbara, has basically gone back to basics to work on the bikes. No air tools, no paint booth, no powder coating and no welding. Tony has been relying on hand- and battery-powered tools. "This reminds me of working in the garage when I was a kid," Braico said. "All back to the basics."

Most people would agree that unwrapping a present is a lot of fun, but because it’s such a wasteful part of gift-giving, other options should be considered – and have been!

Fifty-three percent of consumers have saved and re-used gift wrapping paper and 20% consider not wrapping holiday gifts at all. The use of bags is also decreasing, with 27% of consumers using fewer plastic bags from supermarkets and other stores.

UM Startups Amaze As Tech Tour Continues

When I’m on my Fall Tech Tour around Michigan and I ask university tech transfer officials to see their four or five coolest “science projects” that have economic development potential, they always say they have so many it’s a tough choice.

But try to imagine the tough choices faced by the University of Michigan, which has a research budget of a staggering $1.2 billion-plus a year, consistently among the top five in the nation. How the heck do you pick?

Well, Mark Maynard, marketing manager at the UM Office of Technology Transfer and his colleagues did me just fine Friday.This winter I installed our pendantlamps purchased from you folks.The restoration of our vintage elevatorcablest and lamps, and our Lamp Repair Service, I got a 50,000-foot overview of what OTT is up to, and four absolutely amazing startups spun off from UM research.

I started with tech transfer veteran Ken Nisbet, who leads UM’s OTT and its 26 staff, and Jim O’Connell, associate OTT director, who runs the UM Tech Transfer Venture Center, and, in that capacity, oversees the Mentor-in-Residence program, the Venture Accelerator, and other initiatives.

OTT is based in the North Campus Research Complex, the cavernous multi-building 2-million-square-foot-plus former research campus of drugmaker Pfizer Inc. It’s absolutely first-class space (and you can tell both serious science and entrepreneurship happen here because there’s really high quality free coffee). Next up were a pair of companies based in the Venture Center Accelerator. First, ArborLight,Universal Laser Systems is an innovator in the field of laser engraving, travellingcableser and laser marking equipment. which is working to make highly energy-efficient LED lighting a little more friendly, creating what you’d swear was a skylight, but isn’t.

CEO Michael Forbis joined the company in October 2011. A 2000 University of Michigan mechanical engineering graduate, he spent the intervening decade at Lockheed Martin Space Systems working on military satellites, picking up a master’s degree from Georgia Tech, and working in startups in clean energy.

“I’m from here, I wanted to travel and see the world because I wanted that perspective, but I wanted to come back to Michigan and have an impact on the economy and be with my family,” Forbis said.

ArborLight is working on mellowing the harsh, highly directional light emitted by LEDs by “spreading that light out, making it more glare free, by using wave guides and changing the color of the light.”

Initially ArborLight was working in replacements for T8 flourescent bulbs — but that’s a brutally competitive market. Intead, ArborLIght is working on something called daylight emulation.

“Daylight through a window has unique spectrum, temperature and dynamics, and it changes throughout the day,” Forbis siad. “It plays into one’s circadian rhythm, one’s alertness.”

Although the axial dispersion model (ADM) used to describe the movement process of the material in the rotary kiln can get some useful results, particle trajectory model descriptions starting from the granular dynamics is closer to reality for the movement of the materials with strong granulation in the rotary kiln. The particle trajectory model geometry is evolved from the idea of the single particle trajectory geometry simplified analysis. After the development of many scholars, random PTM model is formed to predict the average residence time of the material, the axial diffusion constant and other methods. The principles of the random PTM numerical simulation are the followings. Introduce a certain number of tracer particles in steady-state operation at the inlet end of the rotary kiln and calculate the total residence time of each particle in the kiln. At last, statistically analyze the residence time distribution for all the particles to get an average residence time and the variance, which respectively reflects the axial transport of the material in the rotary kiln and axial diffusion.
You should assume that the movement of the bed particles in the kiln can meet the following conditions. First, the bed particles are the spherical particles with uniform size but without viscid rigid body. The bed surface is a planar. There is no unevenness caused by unevenness due to the movement of materials. Second, the movement of the bad particles in the rotary kiln is composed of n repeated cycles. Each cycle is composed of the tumble process of the materials in the active layer of the surface of the material bed and the particle circular motion in the inactive layer. Third, the thickness of the active layer is very thin. The mutual movement between the material particles occurs only in the surface of the material bed surface. There is no mutual movement of the particles in the non-active layer. The axial displacement of the material particles only occurs only on the surface of the material bed, which has nothing to do with the circular motion of the particles in the inactive layer. Forth, the air in the rotary kiln has no impact on the bed particles.

Check whether there is enough oil in the lubrication point, if the oil is less, add it promptly.

Check whether there is other debris in the flotation cell, if any, clean it up promptly.

The circulation of mineral slurry is reasonable, and can avoid the disposition of coarse sand to the largest extent. There is self-control device on the surface of mineral slurry, so it is easy to adjust it. The impeller has backward-inclined upper and lower vanes, which produce upper and lower circulation of mineral slurry respectively.

In the operating process of flotation machine, pay attention to check the following parts.

The rolling bearings in the motor and impeller body are ordinary. Generally, the normal bearing temperature should not exceed 35℃, the maximum temperature should not exceed 65℃, avoiding overheating.

The flotation machine has the advantages of large air-absorption capacity and low energy consumption. Every cell owns three functions: air absorption, slurry absorption, and flotation separation, and the cells form a flotation separation loop by itself without any auxiliary equipment, and is allocated horizontally, which favors the change of flow.

Designing a Home for a Wallflower

If there was ever a show that makes the case that young adults should get their own place as soon as possible, it is “The Heiress,” the story of a shy young woman, Catherine Sloper, living with her belittling and domineering physician father in a town house on Washington Square.

The play, adapted from a Henry James novel, is set in the mid-1800s, however, when moving out was not so easy. Also, as the latest Broadway revivalshows, the Sloper residence is a great place: the parlor has Corinthian pillars, elaborately painted cornice work and stately furnishings. The set designer of the show (scheduled to open Thursday at the Walter Kerr Theater) is the Tony winner Derek McLane, who will be creating the sets for this year’s Oscar awards and whose credits include “Follies” and “Anything Goes.” This reporter met him recently on the set to learn what’s involved in recreating a drawing room from the past.

What was your biggest challenge in designing this set?

There were a number of challenges, one of which is that this family is enormously wealthy and you have to feel the wealth when you look at the house. On the other hand, Dr. Sloper has an almost puritanical work ethic, and there is a kind of dryness about him and a lack of flamboyance that suggests that the house not be overly embroidered or ostentatious in any way.

You did some of your research at the Merchant’s House, which is furnished in the period in which the play is set. What did you take away from that?

Architecturally it is not so different from what you see onstage. But in terms of its decor, it is so severely plain that if you put it onstage it would mean nothing. There was an Empire sofa, upholstered in black horsehair, that was really severe.

Did you go anywhere else to do research?

The north side of Washington Square still has the faces of all those buildings, and we arranged with N.Y.U., which owns them, to go into them. Most have been turned into offices, but there was one old brownstone on the corner they actually left the whole parlor area intact. They had Corinthian columns pretty much identical to these. I was struck by the whiteness of the cornices. We saw one guy coming out of the building who had an apartment there who let us take a look. It turned out that when N.Y.U.Manufacturer of electronics products such as solarledlampsry, mobile phone, mp4 player, and digital photo frame. bought these buildings, only the first 12 feet were landmark. So his living room for 12 feet was as it had been, a grand parlor room only 12 feet deep, then — it was the strangest thing — there was a wall. And when you opened the door in the wall, there were hallways with high ceilings and fluorescent lights that seemed to stretch the entire length of the block and all these little doors coming off these hallways. The most bizarre thing. They must have been dorm rooms or something.

Where did the furniture in this set come from?

A bunch of antique barns, mostly in New Jersey and some from upstate New York. We upholstered all of it to try to make them go together and stained a couple of things.

What’s your own place like?

I have a rental in the Village. My wife and I are separated. It’s a three-bedroom, so my kids can stay there. It has some 19th-century furniture upholstered in a contemporary way. Like there is sort of a Victorian wingback chair upholstered in very, very bright pink damask. When I moved in, there was a great big set of bookshelves surrounding the fireplace, and I didn’t have any books because I had just moved out. Actually I find books on bookshelves sort of boring anyway. So I took most of the shelves out and got about 30 different industrial lamps and had my assistant strip the backs off mirrors and antique them and put them in back of the shelves. And I put up temp paper, which is like contact paper, as wallpaper so I wouldn’t have to pay to pull it down. Theoretically you can peel it off.
